LandlordSet Up Fees: A set-up fee of £354 inc VAT per tenancy (and Let Only Renewal) will be charged to Landlords for One full reference, contract negotiation (amending and agreeing terms) and arranging the tenancy and associated paperwork. This also includes registering the deposit with the DPS (if necessary), utility management and carrying out Land Registry and Anti-Money Laundering checks.
Service Fees: Our fees range between 10.8% to 16.8% inclusive of VAT of the rental income dependent on the level of service for the length of the initial fixed term and any subsequent renewal.
Rent Guarantee/ Legal Protection Service: Can be arranged by Oakwood Estates dependent on the rental income at a cost of between £300 inc VAT - £390 inc VAT.
Gas Certificate: This can be arranged by our independent gas safe registered engineer at a cost of £120 inc VAT.
Electrical Safety Certificate:
One Bedroom £228 inc VAT, Two Bedrooms £264 inc VAT, Three Bedrooms £288 inc VAT, 4 Bedrooms or above £32.40 inc VAT per circuit.
PAT Testing: £120.00 inc VAT up to 10 appliances.
Energy Performance Certificates (EPC): Can be arranged at a cost of £180 inc VAT
Additional References (per person): Charge of £42.00 inc VAT per reference in addition to the free reference included within the initial set up fee. If required a guarantor reference can also be obtained for a cost of £42.00 inc VAT.
Inventory & Check-In/ Check out Costs: An inventory is strongly recommended in order to obtain deposit dilapidations at the end of the tenancy. An inventory is mandatory for all managed properties:
